Experience Built in the Real World
The experience behind IPD has been developed through the management and delivery of hundreds of construction and property projects, ranging from individual domestic repairs through to substantial refurbishment and reinstatement works.
This has included practical involvement across:
Roofing and external building defects
Damp and moisture-related concerns
Drainage and external ground conditions
Structural and building repair works
Fire and flood insurance reinstatement
Kitchens, bathrooms and internal refurbishment
Rendering, plastering and finishes
Groundworks and external works
Property maintenance and remedial repairs
Contractor and subcontractor management
Construction drawings, specifications and quotations
Defect identification and remedial work planning
Project management and quality control
This background provides IPD with an important advantage when investigating property concerns.
We don't simply look at what is visible.
We consider how the property has been built, what work may previously have been carried out, whether that work appears consistent with good construction practice, what other factors could be contributing to the problem and what evidence supports each possible explanation.
About Independent Property Diagnostics
Independent Property Diagnostics was established to give property owners, landlords, businesses and other clients access to clear, practical and genuinely independent information about the condition of their property.
IPD is built on extensive hands-on experience across construction, property maintenance, insurance reinstatement, defect investigation and remedial works.
That experience matters.
Understanding a property problem requires more than identifying what can be seen on the surface. It requires an understanding of how buildings are constructed, how different components interact, how defects develop, how contractors actually carry out work and, importantly, what can happen when that work goes wrong.
Our objective is simple:
To investigate the evidence, document what is actually there and give our clients a clear and proportionate understanding of what they are dealing with.
Practical Experience. Independent Evidence. Clear Answers.
Helping Customers When Work Has Gone Wrong
One of the reasons IPD exists is because property owners can find themselves in extremely difficult situations following poor, incomplete or disputed workmanship.
A customer may know that something is wrong but not necessarily have the technical knowledge, photographs, measurements or documentation required to clearly explain it.
IPD has experience helping customers understand and document these situations.
This can involve identifying visible defects, reviewing the apparent standard of completed work, recording areas of concern, considering potential causes and setting out practical remedial considerations.
Where appropriate, photographs, aerial imagery, moisture readings, drainage-camera findings and other supporting evidence can be incorporated to create a much clearer record of the property at the time of inspection.
Our role is not to manufacture a case for either side.
Our role is to document the evidence objectively.
If the evidence supports a concern, we will explain why.
If something cannot be established from the available evidence, we will say so.
That independence is fundamental to IPD.
Property defects are rarely solved by immediately jumping to the first explanation.
A damp patch, for example, could potentially relate to roofing, rainwater goods, external ground levels, drainage, ventilation, insulation, plumbing, building fabric or several contributing factors working together.
That is why IPD takes an evidence-led approach.
Depending upon the service required, investigations can combine:
Visual inspection
Assessment of accessible areas, workmanship, deterioration and visible defects.
Drone inspection and aerial imagery
High-resolution inspection of roofs, chimneys, elevations and other difficult or unsafe-to-access areas.
Moisture and environmental readings
Supporting information that can help establish patterns and identify areas requiring further investigation.
Drainage-camera inspection
Visual evidence from within accessible drainage systems where drainage defects may be relevant.
Photographic and video evidence
A clear record of the condition observed at the time of inspection.
Construction knowledge
Consideration of how the building and previous works have been constructed and how different defects may interact.
Most importantly, the evidence is considered together rather than treating an individual reading, photograph or observation as proof of a conclusion on its own.
Evidence Before Assumptions
Technical information is only useful when the person receiving it can understand what it means.
IPD reports are therefore designed to be clear, structured and evidence-led without being unnecessarily complicated.
Where appropriate, findings distinguish between matters that are:
Confirmed by the available evidence
Strongly indicated
Consistent with the evidence observed
Possible but requiring further investigation
Not established from the inspection
This approach helps prevent assumptions from being presented as facts and allows clients to understand the strength of the evidence behind each conclusion.
Reports can also provide a useful documented record when discussing concerns with contractors, property owners, insurers, managing agents or other relevant professionals.
Reporting You Can Actually Understand
IPD is not there to sell the repair after identifying the problem.
That distinction is important.
Where an inspection company also stands to benefit from carrying out thousands of pounds of remedial work, customers can understandably question whether every recommendation is truly necessary.
Our focus is different.
We investigate, record and report.
The purpose of an IPD inspection is to help you understand the property and the evidence available so that you can make an informed decision about what happens next.
Where further specialist investigation or advice from a regulated professional is appropriate, we will make that clear rather than attempting to operate outside the scope of the inspection.
Independent Means Independent
Professional Evidence Without Unnecessary Complexity
IPD combines modern inspection technology with practical construction experience.
From a straightforward aerial roof inspection to a more detailed property investigation involving multiple sources of evidence, the same principles apply:
Observe carefully.
Record accurately.
Consider competing causes.
Report objectively.
Never claim more than the evidence supports.
We believe that is how property inspection should be carried out.
When you instruct Independent Property Diagnostics, you are choosing a service built around:
Practical construction experience
An understanding developed through the management and delivery of real construction and property projects.
Independent reporting
Our findings are based on the condition and evidence observed — not on generating additional building work.
Modern inspection technology
Including professional drone imagery, photographic evidence, moisture investigation and drainage-camera inspection where appropriate.
Experience with defective workmanship
An understanding of the problems property owners can face when previous repairs or construction work have not delivered the expected result.
Clear documentation
Evidence presented in a format designed to help clients understand, retain and, where necessary, communicate their concerns.
Proportionate conclusions
We distinguish between what the evidence proves, what it suggests and what cannot yet be established.
Why Choose IPD?
